Clark County commissioners approved a use permit for a proposed place of worship at a 0.56-acre site in Sunrise Manor but denied the majority of requested waivers related to landscaping, buffering, parking and driveway geometry.
During public comment, resident Troy Lang said the proposal required eight separate waivers and warned that a church with a quoted 120 members and only 12 parking spaces would overflow into adjacent streets, creating safety and lighting concerns. "I respectfully hope that you refuse this request for a place of worship in the middle of a residential neighborhood," Lang said. Another resident, who identified concerns about similar worship locations in Sunrise Manor, said they would support the church only if it respected traffic and cleanliness in the neighborhood.
Commissioner Sagerbloom (speaker S9) said he would approve the use permit on constitutional grounds but would oppose the requested waivers; the motion recorded in the transcript approved the use permit and denied the waivers, and the motion passed. The board’s decision separates approval to permit religious use from the requested development exceptions to residential adjacency and public-works standards.
