Clark County commissioners approved a plan amendment, zone change and related waivers to convert an existing single-family residence to office use on 0.72 acres along Russell Road in Paradise.
Levany Ohini, representing the applicant, described the conversion and said many waivers sought reflect existing site conditions—wall heights, attached sidewalks and other nonconforming features—that the small-business owner cannot easily remedy without prohibitive costs (streetlight relocation, moving a water meter and Russell Road being a no-cut street until 2027). Ohini said town-board and planning-commission recommendations favored approval.
Commissioners and public-works staff discussed detached sidewalks and safety concerns; public-works and fire correspondence led to deletion of certain conditions and an overall approval with subject-to-conditions language noted by the approving commissioner. The motion passed on the record with discussion that approval would include conditions the commissioners considered in their motion.
Next steps: applicant to proceed under approved zone change and must meet conditions coordinated with public works and fire per staff guidance.
