Clark County commissioners approved a zone change and associated waivers to allow an industrial yard and outdoor storage on a 0.89-acre parcel in Sunrise Manor, a rezoning aimed to regularize a long-standing small crane business.
Applicant representative Micaia Magdaleno said the parcel currently functions as a nonresidential site for the company; the firm employs six people and operates primarily 8 a.m.–4 p.m. weekdays. Magdaleno requested waivers for off-site improvements, gate standards and driveway throat depths, noting existing on-site fencing and gates and that fire had reviewed and accepted the proposed driveway standards.
Community member Al Rojas voiced support for the project and tied it to Sunrise Manor's broader economic activity. Commissioners pressed for coordination with public works to ensure off-site improvements match neighboring parcels; the motion approved the rezoning with waiver number 3 withdrawn and with conditions that the applicant work with public works to match off-sites to neighbors.
Next steps: applicant to work with public works to finalize off-site improvements and to withdraw or modify waivers as agreed; the rezoning and remaining waivers were approved subject to those conditions.
