Owner granted 30‑day conditional stay for 2925–2931 Grove Ave.; City inspectors to verify progress

The Demolition Board granted a 30‑day stay of demolition for 2925–2931 Grove Avenue on the condition that the owner provide a written timeline of work, allow City Building/Housing/Planning staff to conduct a walk‑through inspection, and schedule required inspections.

Gustav Krause, representing FGSK Properties LLC, said interior debris removal and wall demolition had been underway with assistance from a family member and that before‑and‑after photographs were submitted. Staff cautioned that while interior cleanup was documented, exterior progress visible from the public right‑of‑way remained limited and the Grove Avenue properties have been a neighborhood concern for years. The Board’s motion included three specific conditions: "1. The owner shall provide the City with a written timeline of proposed work, including milestones and anticipated completion dates; 2. The owner shall permit City Building/Housing/Planning personnel to conduct a walk‑through inspection of the property to verify existing conditions and progress; 3. The applicant is responsible for contacting the Building Department to schedule the required inspection." Rey Carrion moved the motion; it passed unanimously.
