The Lebanon Planning Board approved a site‑plan for ExecuSuite LLC to convert the building at 22 School Street into a 12‑unit multifamily dwelling (PB2026‑32‑SPR), granting several partial waivers and imposing conditions intended to address fire access, parking layout and nighttime lighting.
Applicant Tim Sidor presented revisions requested at the August meeting and showed a revised plan set with added fire‑truck turning details, additional perimeter plantings, and EV‑ready parking adjustments. Board members probed whether a fire apparatus could safely negotiate the rear of the building as drawn; the applicant provided a vehicle‑turning diagram (sheet 14 / page 17). Staff reported the fire inspector had previously said he had no outstanding comments but the board requested staff submit the turning plan to the Fire Department for confirmation. To address low illumination in rear parking spaces, the board required the applicant to add a full‑cutoff lighting fixture, pole‑ or building‑mounted, to illuminate spaces 9‑13 and asked for a revised photometric plan.
The board approved the requested waivers en masse and then approved the site plan with conditions, including relocation of parking space No. 8 if the Fire Department deems it necessary to avoid conflict with the truck turning path and adding the shielded lighting fixture to improve illumination in the west parking area. The board recorded the motions and renumbered standard conditions as necessary before signing.
