John White of the town building division told the board the municipality has adopted the 2024 International Code Council codes and the latest National Electrical Code, and staff have updated wildfire resiliency, Colorado electric-ready and solar-ready rules.
"Since last we met ... we have officially adopted the 2024 ICC codes as well as the latest NEC code," White said, adding commercial permit activity is complying with the new codes while residential permit demand remains limited. He said the building division is reviewing roughly 32 master plans currently in the queue from two builders, Taylor Morrison and Toll Brothers.
During a brief question-and-answer exchange, a board member asked whether replacement window panes now must be safety glass to meet the fire code. White responded that current dual-pane windows used in new construction do not require conversion to single-pane safety glass and that in moderate wildfire-resiliency zones single-pane glass is not permitted, so like-for-like replacements generally do not require upgrades.
Fire Marshal Kevin Sullivan told the board that the International Fire Code also moved to the 2024 edition and that the fire division is in compliance and aligned with building-division updates.
No formal building permits or appeals were decided at this meeting; staff provided these code and plan-queue updates for the board's information.
