The Brockton Zoning Board of Appeals approved a variance that permits a pylon sign to be located 6 feet from the back of the sidewalk at 855 Main Street and allowed an LED panel subject to operational restrictions.
During the hearing the applicant explained the sign will be set flush with the property and the front leg of the structure will be at the 6‑foot mark. The building inspector and chair emphasized that "no portion of the sign shall extend more than 6 feet from the sidewalk" and that any overhang beyond the post must remain on private property. The board also explained LED controls: "The LED sign cannot be lit or illuminated when the business is closed. Normally, the sign has to go off at 11PM," the chair said, adding that signs may not animate or change faster than once every 10 seconds.
Board members asked about dumpster location, sight lines for traffic and bollards; the applicant acknowledged compliance with dumpster/enclosure rules and said deliveries will use the parking lot. With those clarifications the board moved to grant the setback relief and to approve the LED panel with the operational conditions discussed. The clerk recorded a unanimous vote to grant the petition.
