Wesley and Dawn presented a series of capital and maintenance needs for the nursing home and requested the committee consider site-improvement funding in next year's budget.
Wesley said the pump house is shifting and that a contractor is scheduled in December to make structural repairs; he gave a cost estimate of about $14,000 for that work. Dawn described an HVAC assessment (engaged through BCA/KED Bluestone) to diagnose ceiling condensation and potential negative building pressure; Wesley said that study is priced at just over $16,000.
Dawn flagged the call-light system as a life-safety need: vendor-obsolete parts mean the system requires replacement, and she recommended planning for that in next year's site-improvement line. For the kitchen, staff reported two relining estimates (approximately $15,000 and $30,000) and noted that full replacement would be much more expensive and would require significant downtime to dig up kitchen flooring and replace tile and concrete. Dawn and Wesley said relining offers a warranty and minimal downtime compared with full replacement.
Committee members and Steve Aubrey discussed the relining technology and acceptable warranties; Wesley said he would seek more detailed replacement-cost estimates to allow a direct comparison. The committee indicated site-improvement funds are available for several of the smaller items (mower, front doors, roller), and staff will return with budget numbers.
