The zoning administrator approved PLN260142, a coastal development permit allowing transient lodging at 24785 Valley Way in Carmel, subject to the resolution and standard CVR conditions.
Project planner Imani Harrigan presented the application and said the single-family dwelling (with a detached ADU not included in the CVR occupancy calculation) is zoned medium-density residential, has two on-site parking spaces and complies with county occupancy and safety requirements. Harrigan told the hearing Iconic Property Management is listed in the operations plan as the local property manager able to respond within 30 minutes.
Owner Melissa Montez said she lives nearby and regularly visits the property, that she had spoken with adjacent neighbors before applying and that they had experienced no complaints. "We've had no violations. We have no we had had no complaints from neighbors," Montez said, asking the zoning administrator to approve the application. Staff confirmed a recent approval on a nearby street but the zoning administrator found Carpenter Street properties to be a distinct neighborhood and approved the permit, subject to the recommended resolution and conditions.
