Planning commission recommends land-use approval for Vault Gym at 2317 North Main

The Sunset Planning Commission voted unanimously to recommend city council approval of land-use for Vault Gym, a proposed conversion of the former Bingham Cycle building at 2317 North Main Street.

Applicant Ryan (speaker 5) described the business model and site layout, saying staff and the architect counted roughly 32–33 parking spaces and that the gym will cap membership to avoid crowding. “We have over 200 members signed up already,” Ryan said, noting those are pre-signups rather than paid accounts. Staff (speaker 6) told the commission that, under the form-based code and the site’s square footage, the project would need roughly 35 parking spaces but could qualify for a transit-credit reduction given the site’s proximity to a bus stop.

Commission discussion focused on parking, entrance locations and safety. Commissioners asked about occupancy and restrooms; the applicant said the architect estimated an occupancy near 126 and that the space currently includes two single-user restrooms and no showers. The commission approved a motion to recommend approval to council with a five-space reduction in the required parking (applying the public-transit reduction), and with a stipulation that any future sign replacement be brought into compliance with the form-based code. Committee member (speaker 4) made the motion; Chair (speaker 2) seconded; the recommendation was unanimous.

The commission emphasized that the city council will make the final decision at its next meeting and that the applicants must provide outstanding title/property documentation before council review.
