The Townsend Conservation Commission on Sept. 9 approved a revised Notice of Intent for work at 3 Briar Way (DEP 308-0732/TWB2026-011), voting to issue a standard order of conditions and to record the plan revision dated Sept. 1, 2026.
Applicant representatives described an in‑yard addition and a smaller balcony supported by helical piles. The presenter said the project will include a 35-foot "no-disturb" demarcation backed by visible placards: "We do still intend to maintain the yard as is...every 50 feet for a total of 5 signs along that 35 foot no disturb zone," the presenter said. Commissioners also confirmed that a proposed material stockpile was shown outside the 100-foot buffer and that the applicant corrected a fee error by submitting a supplemental state portion of the environmental fee.
The commission recorded technical clarifications during discussion: excavation depth for the partial basement was described as about five feet and cross-wall footings were discussed as 4–4.5 feet plus frost footing. After questions from commissioners on signage count and foundation details, a motion to accept the revised project and issue an order of conditions carried on roll call. The chair noted the plan and revision date will be filed as part of the decision.
The approval included standard order-of-conditions language and a requirement that limits of disturbance and erosion controls be installed and inspected per the town's usual protocol. The commission also agreed to require, as part of the order, that the no-disturb placards be installed and that the plan revision date be noted in the file. The applicant committed to follow-up coordination for final copies of the plans and confirmation of the five placard locations.
