On Sept. 10 the Santa Rosa County Zoning Board approved several routine residential variances, including setback reductions for accessory structures, decks and subdivision signage.
Cases included a corner‑setback variance at 4580 Hickory Shores (approved), a subdivision sign allowance for the Cove at Lakes Woodbine (approved), accessory‑structure setbacks in Gulf Breeze and Navarre Beach where approvals commonly included conditions to protect neighbors. For one accessory structure the board required the owner to construct fire‑resistant walling and install gutters to direct roof runoff away from neighboring properties; the board noted building‑inspection rules will govern firewall requirements.
Board members emphasized minimizing runoff and ensuring fire‑resistant construction when structures sit close to property lines. Staff reminded applicants that variance approvals are recommendations for rezoning items that must be forwarded to the Board of County Commissioners when applicable, and that applicants have appeal rights where noted.
