The Ontario County Planning Board reviewed referral 130, a Class‑1 site plan for a new 5,500‑square‑foot single‑story multi‑tenant retail building at 3225 State Route 364 in the town of Canandaigua (Roadland Plaza), and returned it to the local board with standard comments.
Staff noted the proposal would disturb less than half an acre, include proposed catch basins tied to an existing storm sewer, and add a crosswalk and sidewalk connections to existing pedestrian networks along Routes 5 and 20. The submission shows 13 immediate parking spaces and limited new impervious surface; staff suggested additional landscaping and green‑space where practical to reduce stormwater runoff.
Kurt Charlin, the project's civil engineer representing Widewaters (speaker 9), said there is no signage included in the current plan and that tenant fit‑outs will determine final storefront configurations. "This is kind of a vanilla box retail space at this time," Charlin said, and added the development team is adding a bit of green space to the paved site.
Board members asked whether the project had been referred to the adjacent City of Canandaigua because the parcel sits at the municipal border; staff confirmed the staff will ensure appropriate intermunicipal notice if the parcel lies within referral thresholds. The county returned the referral to the local board with comments about landscaping, stormwater handling, and potential referral to adjacent municipalities.
