The Amarillo Planning and Zoning Commission approved a replat of Tract 31 in the Forbes Subdivision that will split an existing large lot into two residential parcels and grant a 6-foot variance to allow the rear lot to remain 54 feet wide. Brady, city planning staff, said the applicant, Furman Land Surveyors for Noah Goodson, seeks the split so an additional home site can be created.
Brady told commissioners that "the smaller lot there, 31B currently contains a home, and the applicant is simply wanting to split off the rest of that excess property in order to be able to create an additional home site," and that staff concluded the proposal met subdivision requirements except for the one noted width variance. Staff recommended approval of the plat and the variance provided corrected originals are returned.
Commissioners inquired about driveway arrangements and whether approval would create a legal nonconforming situation; Brady said the applicant has agreed to a shared access easement and that approval would not make the property illegal nonconforming so long as the planned home is built. The commission moved, seconded and approved the staff recommendation by voice vote.
