Brady said the area was originally platted in 1926, and the proposed lot dimensions do not meet modern R1 standards but would not be detrimental if approved.
Staff noted that the proposed replat keeps existing conditions that predate current standards and that the surveyor verified setbacks. "This plat was reviewed by city and local utility companies and was found to conform with the subdivision ordinance and other development requirements," Brady said, recommending approval with variances and corrected originals.
Commissioners asked whether the accessory garage was existing (Brady confirmed it was) and whether approval would convert a legal nonconforming situation to illegal; Brady said approval would not make it illegal given the historic platting and the nature of the request. The commission approved the plat and the requested variances subject to returning corrected originals.
