The Planning and Zoning Commission voted to rezone roughly 51.94 acres (Rezoning case 2026188Z) from agricultural to Moderate Density District 1 to allow development of 308 single-family detached homes in the area near Farmers Avenue, Moon River Road and Honeybee Avenue. Brady, city planning staff, explained the developer proposes 308 homes with lot widths ranging 40–50 feet (minimum lot as small as 3,400 square feet under MD-1) and that the property can tie into existing water and sewer infrastructure on the periphery.
One written comment in opposition had raised concerns that the proposal "would lower the property values of this home if approved," Brady said. Developer representative Rob Bernice spoke in favor and described the project layout and access points: "we are planning right now 308 detached single family homes," and he told commissioners the developer plans to provide amenity areas and address topographic constraints with trails and tree space on the east slope.
Commissioners questioned alley waivers, trash collection, culvert crossings and potential bridge work for Fannin access; Brady said public works indicated capacity to serve the development and that any required culvert crossings would be addressed when street infrastructure plans are submitted. The motion to approve carried by voice vote after a second.
