The Danville Planning Commission recommended approval of rezoning application PZ2600435 to change approximately 0.182 acres at 102 North Woodbury Avenue from UR (urban residential) to HB (highway business). Planning staff said the rezoning would facilitate a lot line adjustment with the adjacent parcel on Piney Forest Road and produce two conforming lots once consolidated, and staff recommended approval.
"I'm Ramsey Yates, own Bird LLC, and we, have an office building there at 570 Piney Forest Road," Ramsey Yates told the commission, explaining that Bird LLC sought to square off the lot to improve marketability and that the owners currently use adjacent gravel parking and have no immediate change of use planned. Staff reported 32 notices were mailed within 300 feet; responses included one opposed and five in favor. With commissioners noting that squaring up the lots "makes perfect sense," Commissioner Bolton moved to recommend approval and Commissioner Khan seconded the motion.
The motion passed and the commission will forward its recommendation to the Danville City Council for consideration at the council's Oct. 6 meeting. The applicant said the rezoning is intended to enable a lot line adjustment and future sale rather than an immediate change in operations.
