A developer representative asked Chambers County commissioners for a 20-foot variance from a 50-foot build setback at a site near I-10 and Wallace Transfer. Brandon Moss identified himself for the record as representing Sotteris and presented site exhibits showing limited developable area due to pipeline right-of-way; he said the firm would like to place a shop that would encroach on the setback.
"My name is Brandon Moss. I'm, here representing Sotteris," Moss told the court, and he said the top exhibit shows the setback and the buildings the company proposes to place within it. A relative of the property owner said the property has been used for light industrial purposes for more than 20 years and has existing infrastructure (power, water, sewer). Engineers and commissioners discussed TxDOT right-of-way limits; staff said TxDOT did not have a conflicting requirement and that the county's setback is discretionary.
After discussing alternatives and confirming the developer had provided a variance request and exhibits, the court approved the variance request by voice vote. Staff indicated more detailed surveys and exhibit copies will be filed with the record.
