City planners presented a conditional-use permit for a storage facility project of roughly 54,000 square feet consisting of three buildings and about 79 storage units. The applicant’s narrative estimated minimal daily vehicle trips — staff and the developer said the use is not expected to generate substantial traffic compared with commercial uses.
Council members raised concerns about stacking and RV access at the gated entrance. Planning staff recommended a setback sufficient to allow vehicles to pull onto the site while the gate opens; one staffer said 50 feet would be an appropriate target for RV and vehicle clearance. Councilmember Steve moved to approve Case No. 2026-CUP-005 with an additional condition that the gate be a minimum of 50 feet behind the public roadway; Natalie seconded and the motion carried.
The Planning Commission had recommended approval (6–0) with a condition on the wall; the council-approved motion added the gate setback requirement to address local traffic safety and stacking concerns. The applicant (Kurt/Kirk Gordon of Desert Canyon Development) and staff said they would work to implement the condition in permit documents.
