The Board of Supervisors on Aug. 18 considered multiple modification requests for Landmark’s Summit Crossing development and issued a mix of approvals and denials, most by unanimous vote.
Key votes included approving a modification to Section 22-305.01 (preliminary plan application) provided the applicant grants the Township a 180-day time extension, and directing the developer to use Option A — a 100-foot radius horizontal curve — for street alignment. The Board approved a modification to Section 22-602.5.A for Blue Lake Road but denied that modification for Windy Mansion Road. The widening modification for West Main Street (SR 0897) was denied with the condition that "no parking" signs be installed along that stretch. Additional approvals and denials covered curbing (Section 22-602.11), sidewalks (Section 22-602.12), metallic markers along dedicated right-of-way, flag lots, joint use of driveways (denied), and street tree requirements (approved for Blue Lake Road provided cumulative tree counts meet lot requirements).
Several approvals carried conditions: one approval of volume-control modifications was contingent on PA DEP approval, and approval of an interior side slope modification required a hold harmless agreement approved by the Township Solicitor. The Board also approved a two-access-point modification conditioned on the stub street aligning with the neighboring development as shown in Option A.
The actions steer Landmark toward a design that uses Option A for street connections while limiting or denying changes on Windy Mansion Road and West Main Street. Most motions were made by Jeff Sauder or Leon Eby and carried unanimously by the three supervisors in attendance.
