The Newbury Planning Board on Sept. 2 unanimously endorsed an ANR (Approval Not Required) plan to divide 23 Downfall Road into two conforming lots.
Engineer Ben Osgood, representing the applicant, told the board Lot 1 is about 47,000 square feet with 126 feet of frontage and 32,686 square feet of upland, and Lot 2 is about 99,973 square feet with 129 feet of frontage and 33,676 square feet of upland. He said the conservation commission approved the resource-area line and that perc tests had been performed and septic designs submitted to the board of health.
"Lot 2 has 99,973 square feet of land, 129 feet of frontage, and 33,676 square feet of upland," Osgood said. Board members asked routine clarification questions (confirming there are no structures on the proposed lots and that perc tests were completed). Scott Kenter moved to endorse the ANR; the motion was seconded and passed on a roll-call vote with all members voting yes.
The endorsement allows the applicant to record the plan and continue required follow-up with conservation and the board of health. The applicant was advised to coordinate with town staff on any outstanding plan edits before final endorsement.
