Real estate correspondent Mike Daley said the East End does not behave as a single market and highlighted differences between the South Fork, North Fork and Shelter Island.
"When we compare the official state regulated MLS against the private portal, the MLS only captures about 31% of estimated South Fork listings," Daley said, arguing that many South Fork agents keep listings off the official MLS to limit broader exposure. (Mike Daley, SEG 305–308)
Daley reported that Riverhead's one-key count rose from 83 to 89 listings in a single week, the largest town jump tracked in recent weeks, and cited high-end activity including a new $1.9 million listing in Springs and a $7.5 million contract in Amagansett. He also noted a long-standing $162,000,000 listing on East Dune Lane remained unsold.
The segment also mentioned a $10,000,000 settlement in Southampton by Discovery Land Company to resolve three lawsuits and local planning actions on Shelter Island and the North Fork. Daley's report emphasized regional differences: rising South Fork prices contrasted with easing median prices on the North Fork.
