Preliminary plat for Blue Ladder Industrial approved; development still needs site plan

The council approved the preliminary plat for Blue Ladder Industrial, a roughly 63.46-acre property located south of US Highway 80 and west of West Broad Street.

Staff said about 49 acres are zoned under a previously approved plan development ordinance and the remainder under a more recent PD; the plat was reviewed for easements and boundaries under the subdivision ordinance and Texas Local Government Code and staff recommended approval. The presentation noted that site-plan approval will still be required before vertical development and that TxDOT will review any signal or roadway work as part of future submissions. After no substantive questions the commission moved, seconded and approved the preliminary plat by voice vote.

Staff emphasized this action is for the plat only; specific development uses and site plans must be reviewed separately.
