Representatives for the Brunswick Acres planned development presented a written response to issues raised at earlier hearings, including concerns about impacts to surrounding subdivisions and whether certain easements could be used for vehicular access.
The applicant confirmed the project retains conserved open space on both sides of the development and said utility access easements to Riccardi Lane and Brunswick Hills are "utility only. They're not for vehicular traffic," a representative told the board. The applicants said they had submitted a site‑distance analysis to NYSDOT and were awaiting DOT comment.
Board members indicated many conditions from prior approvals remain relevant and asked staff to draft a resolution that references the 2022 and 2024 approvals and the existing 15 conditions as a starting point. Planning staff said a revised resolution could be ready for the Sept. 17 meeting if reviewers (including two board members who offered to review responses) provide comments promptly.
Why it matters: Brunswick Acres is a recurring major‑subdivision matter for the town; the board intends to consolidate the record and reference prior approvals rather than reopening the entire review.
What comes next: staff will incorporate any requested edits and expect to present a draft resolution on Sept. 17 for board consideration.
