Jacob, representing Craig and Pauline Hanson, presented a waiver subdivision to create a 5.48‑acre lot from an approximately 66‑acre parcel at 1144 Tamarack Road so the lot can be deeded to the applicants' daughter.
"This is a waiver of subdivision application, for Craig and Pauline Hanson. We're creating a 5.48 acre lot, that they intend to deed to their daughter so she can build a house hopefully in the near future," Jacob said.
Board members noted the lot has sufficient road frontage and discussed driveway options, including the possibility of a serpentine driveway or use of a deeded 50‑foot easement to Logwoods. The board required filing a copy of the deed with the town and discussed adding a county driveway permit if the new driveway connects directly to Tamarack Road. After a secret determination and a formal motion, the board approved the waiver and recorded the standard conditions.
Why it matters: a waiver subdivision creates a new buildable lot and requires the town and county to be informed when new driveway access points are established on a county road.
What comes next: applicant to file deed copies with the town and obtain applicable county driveway permits if the driveway will access Tamarack Road; the board closed the item and adjourned.
