Fox Lane Homes returned to the Upper Providence Township Planning Commission with a revised sketch plan for a three‑parcel, mixed‑use project along Ridge Pike and Main Street. Greg Yeatelman, the applicant representative, said the goal of the presentation was to get guidance from the commission so the proposal could be taken to the Board of Supervisors; Joe Morrissey, a principal at Fox Lane Homes, said “The 3 parcels that we have under agreement… represent, 50.39 acres.”
Morrissey described two primary options: a higher‑rooftop plan that relies on stacked townhomes (roughly 231–256 units on the options presented) to support retail, and a lower‑density alternative with more retail (45,000–60,000 sq ft) and fewer units. He said the design keeps commercial along Main Street with residential behind it and a boulevard element through the site; commissioners repeatedly asked about access and whether the residential egress would funnel through a single intersection onto Ridge Pike. The commission offered conditional support for the concept but requested further engineering and traffic analysis before taking any formal recommendation to the supervisors.
