During the open-projects report, planning staff updated the commission on the long-running Granite Ridge subdivision discussion and emphasized that the developer must meet earlier conditions before Phase 6 proceeds. Staff said the developer has requested multiple meetings but that staff has declined pending compliance with prior conditions; commissioners pressed for clarity about second-access requirements and engineering specifications for any roadwork connected to access agreements with Staker Parsons.
Commissioners also raised flood-control and dewatering concerns associated with development in the area. Staff and commissioners discussed whether foundations or basements had been contemplated in the original approvals and whether developers would need to provide a closed dewatering system or obtain water-rights to move pumped groundwater off-site. One staff member said, “They’ve asked to meet with us multiple times to discuss the next steps to get phase 6 approved, and we’ve denied that request.” The commission asked staff to notify the fire department and keep the commission informed when Parsons/Staker agreement drafts or engineering specs are provided.
