The Bridal Planning and Zoning Commission voted to recommend approval of rezoning case RZ26‑16, a request to change a 0.23‑acre lot on Lewis Street from Agricultural Open (AO) to Residential District 5000 (RD‑5).
Staff planner Paige Jackson told commissioners the property is vacant and surrounded by a mix of AO, commercial and industrial zoning, and that staff recommended approval because the proposed RD‑5 classification aligns with the existing development pattern and the property owner has reserved adjacent frontage for future commercial development. "Staff is recommending approval of this rezoning request," Jackson said.
The commission opened and closed the public hearing with no speakers. Commissioner (S5) moved to recommend approval to Bryan City Council and the motion carried unanimously. A commissioner asked whether the lot sits inside the Western Corridor overlay boundary; staff indicated uncertainty about the exact overlay distance but confirmed the property is within the applicable boundary and noted the front of the larger parcel is being reserved for planned commercial zoning.
The commission's recommendation transmits the staff report and findings to Bryan City Council for final action. No specific development plans were presented at the meeting; staff said a replat will be required to create RD‑5‑conforming 50‑by‑100 lots.
