The Bridal Planning and Zoning Commission approved planning variance PV26‑28 to allow an 89.9‑foot lot depth (a 10.1‑foot variance from the typical 100‑foot requirement) for a proposed lot at 801 South Bridal Avenue in the Midtown Corridor District.
Project planner Benjamin Johnson described the subject parcel and staff's recommendation, noting the request is intended to foster continued development in the area and that the proposed lot would have a 57‑foot width and total area of roughly 0.11 acres. Johnson said staff mailed 14 notices and received no calls or emails about the request.
Katie Neeson, identified herself as the applicant for the proposed variance, addressed commissioners and explained the practical reason for the request: the owners built the existing building with cash and need the lot split to secure financing for the adjacent empty lot. "We built the property all cash, the building... and in order to get financing, we need the 2 lots separated," Neeson said. She described the new building as a co‑working space that opened Tuesday and invited commissioners to an open house during First Friday. Commissioners and staff discussed parking constraints in Midtown and noted shared parking solutions under consideration. After discussion the commission voted to approve the variance and adjourned the meeting at 6:47 p.m.
