The Planning and Zoning Commission voted to approve a site plan and related landscape and elevation drawings for Lot 2, Block A, South Fork Upscale Holdings, clearing the application to move to city council review.
Staff member Stephanie presented the application and told the commission that "The applicant is proposing to build a new 5,999 square foot medical office that will house, excuse me, medical office building that will house a dental, practice." She said the plan meets the city's plan-development requirements for parking and landscaping and that the applicant is proposing to extend a screening fence along the north side of the property to buffer adjacent residential lots. Stephanie also said, "The fire marshal has already reviewed all of the plans and has no outstanding" comments.
Applicant Ted Ling addressed the commission: "My name is Ted Ling. I appreciate the chance to be here today. I'm here to answer any questions you may have." Ling confirmed operational details, including that he and the neighboring practitioner will share an enclosed dumpster.
During questioning commissioners raised concerns about site egress and the proximity of driveways onto Murphy Road and whether a large emergency vehicle could access the parcel. Staff confirmed the existing veterinarian driveway would remain and described shared parking arrangements; staff also said outstanding staff comments were addressed prior to placement on the agenda.
A commissioner moved to approve the application "by Doctor Ted Ling and Jenny Thai for a site plan, landscape plan and building elevations on property described as Lot 2, Block A, South Fork Upscale Holdings," the motion received a second and passed on a voice vote. The approval was recorded as moving to council review next in the process.
