The Clarksville Planning Commission voted 7-0 Sept. 2 to approve the final plat for 701 Potters Lane, a replat of the Fairway Reserves development that reduces the project from 68 townhomes to 43 single-family lots.
Planning staff told the commission the applicant revised the earlier plan and met subdivision ordinance requirements for a replat. "Recently, the applicant has revised this plan down from 68 townhomes to 43 single family homes, a 25 home reduction," staff said, describing the checklist items as satisfied. Eric Martin of Primavera & Associates was present for the applicant and showed the final secondary plat.
A nearby homeowner, Jim McIntosh of 714 Myers Grove Circle, urged the commission to require landscaping or fencing to shield backyards that will face Potters Lane and to consider more substantial exterior materials. "Is there gonna be fencing on this property?" McIntosh asked, and he urged brick or stone accents so the project "would be a lot more appetizing" for neighbors.
Commissioners asked for no further public comment and then moved and seconded the motion; the commission approved the final plat unanimously.
The approval allows the developer to proceed with final plat recording consistent with the subdivision ordinance; staff noted that additional design details and covenants will be filed with the final plat and that the applicant has committed to certain landscape buffering on rear lot lines.
