Clarksville’s Planning Commission approved, by a 7-0 vote, an amended development plan (DP25-7) for 701 Potters Lane on Sept. 2 that updates elevations and exterior design as the project converts from townhomes to single-family homes.
Staff said the only approval criterion that changed was elevations (mass, height, materials, style) and that other criteria—utilities, fire access, drainage and traffic analysis—remain the same or were reduced in intensity. Eric Martin of Primavera & Associates answered questions from commissioners and described voluntary design commitments: "There will be an HOA with covenants and restrictions for this subdivision. They will be filed with the final plat," Martin said. He also stated that the product will avoid vinyl: "No vinyl siding is permitted in it."
Martin added that the developer agreed to move some landscaping off individual lots to create enhanced frontage streetscapes and voluntarily added a 10-foot landscape buffer at the rear of the property to improve rear-yard visuals. The commission then voted to approve the amended plan; staff said filing of covenants and the final plat will document those commitments.
