Board members and county representatives described a multi‑point term sheet that includes a pedestrian path to school property, a point of refuge, a drop‑off collection point for school supplies, a one‑time payment of $35,000 for 0.2 acres, and a reservation of 15 housing units at 10% below market price for qualifying district employees for five years. The operations reporter noted the developers had returned negotiated terms requested by the committee and that the items tied to the easement would remain attached to the property if ownership changed.
The motion drew pushback from one board member who said five years was too short a guarantee for affordability and questioned whether the district was getting sufficient value for a permanent easement. "Five years is just not long enough compared to the millions of dollars that these people are gonna make," the board member said during deliberations. A different board member urged the board to recognize the developers' willingness to negotiate and cited benefits for students who could live within walking distance of nearby housing.
The board approved the easement and the community benefits agreement by voice vote; the record shows at least one member opposed. The board directed the superintendent to finalize the agreements with the county and the developer.
