Multiple residents from Yaupon Creek and neighboring areas used the public‑comment period to urge caution on the size and intensity of the PUD.
Rebecca Perry said she lives across from the proposed development and urged commissioners to consider that Lomanspur is a narrow two‑lane road used by seniors in her neighborhood. "We are 75 a senior community," Perry told the commission and asked where new driveways would be located. Mike Lam, vice president of the Yaupon Creek HOA, said the neighborhood has a single entrance and exit onto Lomanspur and that increased traffic could block emergency access. "If traffic is backed up on Lomanspur, emergency vehicles would not be able to get into our neighborhood," Lam said. Marge Bowen, the HOA treasurer, said falling property values could force long‑time residents out of Lakeway.
Residents asked the commission to consider mitigation options such as a 4‑way stop at the neighborhood entrance or designating adjacent land as a green belt in exchange for density elsewhere; commissioners and staff said access and TIA findings will be refined during plat and site development review and that some traffic and access elements are addressed through the project’s TIA and subsequent plat process.
