The Rockwall Parks and Recreation Board approved the site plan (SP2000And2032) for Phase 2 of Peachtree Meadows after discussing trail routing through a previously untouched native prairie area and clarifying which comments are mandatory versus informational. The plan shows an 8-foot-wide trail through the meadow that transitions to 5-foot sidewalks inside the neighborhood and includes open space the homeowner association will maintain.
Staff emphasized limiting disturbance to the trail footprint inside the native prairie. "Based on this, staff recommends approval of the trail and sidewalk location subject to the following approval conditions," Staff member (S3) told the board, while also noting several recommendations were information-only (plant variety suggestions and tree staking) that staff could not require of the developer.
Board members asked about map orientation, trailheads and how the trail ties to streets; staff walked through the dark-gray trail line on the submitted sheets. Staff flagged plant choices (TifTuff and Tahoma 31 turf varieties, and Texas redbuds and Sunrise redbuds for color) and recommended in-ground tree stakes to promote healthy trunk development, but characterized those as advisory. The board approved the site plan with the comments and recommendations incorporated in the motion; the motion passed at the meeting.
