The Lakefront Review Board voted to recommend approval of Lakefront 26-15, a request from Angela Alban and William Reuter to build a 6,253-square-foot single-story home at 633 Balmoral Road on Lake Berry.
Nicholas, Planner II for the city, told the board staff supports the proposal with conditions. He said the applicants seek a front-setback variance from 58 feet to 35 feet, which aligns with setbacks recently approved for nearby properties, and that the project otherwise meets lakefront criteria. “Urban forestry identified five specimen trees on this property,” Nicholas said; staff recommended preserving two large specimen trees (a 50-inch live oak and a 40-inch bald cypress) and removing three others with mitigation through the city’s tree removal permit program and urban forestry approval.
John Drake of Green Apple Architecture, representing the Albans, described the house as a one-story design intended to accommodate the applicants’ elderly parents. “Their elderly parents that are in their mid eighties are gonna be living with them in the house,” Drake said, explaining the single-story layout and the site approach to preserve key trees. No members of the public registered to comment on the item.
A board member moved to approve the item subject to staff conditions; the motion was seconded and passed on a roll-call vote recorded as affirmative. The board’s recommendation will be included for the city commission’s consideration on the commission’s upcoming agenda.
