The Lakefront Review Board recommended approval for a two-story, 4,175-square-foot home at 1294 Howell Branch Road (Lot 2 of 4 in the Via Veneto subdivision).
Staff reported the lot meets the required 50-foot lakefront setback average and other zoning-code standards; staff recommended approval with carryover conditions from the subdivision permit, including maintaining a tree buffer during construction and planting a 5-diameter oak in accordance with the tree mitigation requirements. “This is Lot 2 Of 4 for the Via Veneto subdivision,” staff said, noting the other two lots with prior approvals are under construction and that there are presently no adjacent neighbors because the parcels remain owned by the developer.
John Drake of Green Apple Architecture confirmed he designed all four homes and represents the developer. A board member asked whether the front-yard permeability calculation met the 50% standard; staff confirmed it does. When asked about sewer service, staff confirmed the homes connect to the Winter Park sewer line. A motion to approve the item with the staff-recommended conditions was made and seconded, and a roll-call vote recorded affirmative responses from members, resulting in the board’s approval recommendation.
