The Riverton Planning Commission unanimously approved a conditional use permit and commercial site plan (PLZ26‑8012 & PLZ26‑2018) for OBO Auto Sales on Aug. 27, authorizing an auto sales operation at 2630 and 2610 West 12600 South subject to standard conditions and an added requirement that bay doors be closed during any service work.
Staff explained the site meets recent council changes allowing auto dealerships in the CG zone with limits: dealerships must be on finished commercial sites with permanent sales offices, cannot be located within 1.5 miles of another dealership in a straight‑line measurement, and may not display cars in the front landscaping under the current parking/landscape ordinance. The building design includes service bay doors but staff noted that conducting unrelated auto repair would require a separate conditional use change.
"We're planning on insulated doors, so that will help mitigate sound when they are shut," architect Ryan Harmison told commissioners, describing brick facades and other design features to reduce noise. Owner Marco Mercillo told the commission the operation will not be a body shop and that detailing and limited service will be performed only on cars intended for sale: "We are really looking into, these cool air compressors that they don't they don't make noise...Everything that we're doing with this building and the design ... is taking consideration what the city is asking us and what our neighbors perhaps are gonna be their concerns."
Neighbor Gerald Broderick raised concerns about a low power line, water meter relocation and potential traffic conflicts; staff said utility and median changes will be addressed with UDOT and site plan conditions. Commissioner Matheson moved to approve the conditional use and site plan with conditions 1–12 and added item 13 specifying that bay doors must be closed during service work; Commissioner Beck seconded. The motion passed unanimously.
Next steps: the property owner must satisfy the listed conditions, work with UDOT on access and median modifications, and comply with landscaping and lighting requirements before final issuance of permits.
