The Draper City Planning Commission approved the Wise Flooring site plan and a parking-deviation request on Aug. 27 for a proposed ~17,256 square-foot retail building at 41 West IKEA Way.
Nick Whitaker explained that the Commercial Special District calculation would require 85 stalls (5 stalls per 1,000 sq ft of retail), but the applicant proposed 53 stalls supported by a parking study using Institute of Transportation Engineers (ITE) data and other calculations. "The study's findings and conclusion is that an appropriate number of stalls would be between 44 and 53," Whitaker said, noting the applicant proposed the higher number in the study's range. Commissioners cited precedent and the nearby Bassett Furniture approval as context and moved to approve the parking deviation and then the site plan; recorded votes for both motions were unanimous among those recorded.
Staff confirmed compliance with landscape, photometric and building-height standards in the CSD and presented conditions requiring satisfaction of engineering, public works, building and fire division requirements and geotechnical reporting before permits are issued.
