Jared Westhoff updated the commission on the Oquirrh Wood Ranch project, saying the team reorganized the proposal under the Site-Specific Development (SSD) framework into three components: a business park, ranch units, and commercial area. Westhoff said the business park standards would be based on the Town's Technology Overlay Zone with project-specific modifications and reported the team continued to evaluate water use and roadway design.
Westhoff noted some industrial roads were proposed to have 70- or 76-foot rights-of-way and that 900 North was proposed with a 94-foot right-of-way to accommodate anticipated traffic and industrial uses. He said the project retained the Town’s 50-foot maximum building height for principal buildings but requested that the conditional maximum height be increased from 80 feet to 90 feet to accommodate a prospective industrial user’s equipment (an air-cooling tower). Westhoff said the team would verify water rights with the Town’s water engineer and consult Unified Fire Authority on fire protection and ladder-truck access before returning with near-final drafts.
