Planning board approves three‑lot amendment at Tattlebrook Farm with stormwater and buffer conditions

The Shapleigh Planning Board voted to approve an amendment to the three‑lot Tattlebrook Farm Subdivision (Map 1, Lot 1926), subject to ten conditions including revegetation and registry recording.

Chair reviewed the final submission and supporting engineering, advising the board had received four plan sets and engineering calculations by Kenneth Wood. The board noted the plans include developed‑condition calculations for a 100‑year storm and accepted the applicant’s statement that "there will and shall be net reduction in stormwater for all stormwater events." The Department of Inland Fisheries and Wildlife recommended a 100‑foot undisturbed vegetative buffer along the stream; the board made planting native trees and shrubs within that buffer, and submission of three photographs of the revegetated area, conditions of approval. Other conditions require sprinkler systems that comply with National Fire Protection Association standards, recording the road‑maintenance agreement and returning registered plan copies to the planning board within 90 days of final approval.

The board said it performed a site visit and found on‑site measures adequate for avoiding increased phosphorus loading to downstream Malsam Lake when the conditions are met. The motion to approve the amended subdivision with the ten stated conditions passed; the board recorded the approval and instructed the applicant to return required registered copies for the town file.
