Commissioners approve several replats and accept roads for Rafter T Ranch and Pinnacle Estates

Erath County Commissioners Court approved multiple land development items on Aug. 10, including routine replats in Mountain Lakes and final actions related to two subdivisions.

County staff (Mr. Gardner) explained two replat applications in Mountain Lakes — combining adjacent lots to provide more space for dwellings — and confirmed no new houses or additional culverts would be constructed for one of the replats. The court approved both replats by voice vote.

For Rafter T Ranch Estates (32 lots in Precinct 3), the court accepted the developer's warranty bond, approved the final plat for recording and accepted the roads for county maintenance (with the warranty bond covering two years for potential contractor fixes). For Pinnacle Estates (16 lots in Precinct 4), staff reported the warranty bond was mailed from Waco and not yet physically in hand; the court approved acceptance on the condition that the county physically receive the bond before recording. Commissioner Buck recorded a for‑the‑record abstention on Pinnacle‑related votes due to a disclosed family business connection; the court noted that abstention when taking the voice votes.

Approvals were made by motions and voice votes; staff said they would record plats with the county clerk once all documentation was in order.
