Magistrate cuts NXT Acquisitions' recorded lien by 30% to $49,470

The special magistrate reduced a recorded code‑enforcement lien for NXT Acquisitions on Aug. 10, setting a new payoff of $49,470 plus $325 in administrative costs (a 30% reduction from the recorded amount) and giving the company 30 days to pay the reduced balance or see the lien revert to the full amount.

Kaylee Arne, director of operations for the property owner, told the magistrate the project suffered from turnover among general contractors and repeated plan‑review delays. "We've gone through 3 different general contractors throughout this whole process," Arne said, asking the magistrate to consider the company's efforts to obtain permits and complete the work. The city noted the original violation resulted from unpermitted interior work that progressed beyond the scope of prior permits. Augello said she weighed the gravity of the violation, efforts to correct it and prior violations and settled on a 30% reduction. The owner has 30 days to pay the reduced amount or the lien will revert to the original total.
