Board outlines phased Beach Club renovation, Tiki Kitchen lease and firehouse timeline

General Manager John Viola and staff presented detailed plans and timing for major capital projects, saying the Beach Club renovation will proceed in staged work starting after Labor Day and will include interior and exterior demolition, pilings and deck replacement, siding and a new elevator. "Stage 1, the demo, the inside and outside," Viola said, and management showed designs for an upstairs restaurant area with an elevator and updated siding and decking.

Viola described the Tiki Kitchen arrangement with a private operator (referred to in the meeting as "Touch Italy") as a hybrid lease in which the association retains ownership of the building while the operator invested in kitchen equipment (management said the operator’s investment was north of $140,000). The original budget for the Tiki Kitchen was $316,000 and it came in at about $261,000, management said. On the South Side firehouse, staff reported the contractor (Wayland) and county plan reviews flagged compaction issues in groundwork, adding scope to early site work; management said the county has been a cooperative partner and that final plans are in the county review process.
