Staff reports maintenance metrics, CPI enforcement caseload and work-order backlog

Operations and Recreation & Parks staff provided a summary of maintenance work and enforcement activity. They reported 1,065 CPI (covenants/maintenance) violations initiated in the past year, 939 closed and 126 still open; staff said about 23% of active violations relate to maintenance and trash/debris. The association also logged 940 work orders this year with 760 closed and 108 still open, the majority in drainage.

Staff said contractor-led drainage cleaning and planned CIPP (cured-in-place pipe) liner installations for major pipes are scheduled this fall. Management urged homeowners to place yard debris in paper bags for pickup and to use info@oceanpines.org for service requests. Staff described dredging permitting as a multi-year process (three to four years) and said dredging work was completed on 17 properties last fall.
