The Prairie Grove Planning & Zoning Commission approved a minor subdivision for Cleveland Street Apartments on Aug. 6 and granted the developer’s requested variance to reduce the side setback between Lots 2 and 3 from 10 feet to 5 feet.
Jake Davis of Odyssey Engineering described plans to split the parcel into three lots and to build a fourplex on one lot and a duplex on another, noting drainage constraints on the east side of the site that drove the variance request. Davis said the developer proposes drainage features and easements intended to mitigate local flooding and that the requested reduction would allow buildings to be placed with appropriate internal drainage and easements.
Staff and commissioners discussed fire‑rating requirements for walls closer than 10 feet and how building permits and inspections would address those code elements. The commission voted to approve the final plat with the variance; commissioners noted that building‑code, drainage and inspection requirements will guide final construction details during permitting.
