Century II priorities: HVAC, elevators, concrete repairs and pursuit of private funds

Century II managers told the council that the venue's most urgent capital needs are HVAC replacement and structural concrete repairs that have produced spalling, and that complex projects must be scheduled around ongoing events.

"At this point in time, top priority for infrastructure would be HVAC," John Hale said. He described the 2025 elevator jack replacement as an example of work that normally would take two months but required phased scheduling so events and resident tenant organizations (music theater, symphony) could continue.

Hale and staff described concrete spalling and the need to patch or replace affected areas. Hale also said some patron-facing upgrades — notably reconfiguring aisles in Concert Hall — could be funded through private philanthropy or naming rights rather than only relying on city CIP funds. "We are reaching out to a a couple folks about possibility of naming rights on the building, to help with some of the infrastructure changes," Hale said.

Assistant City Manager Dante Martin said staff will assemble a prioritized deferred‑maintenance list and recent assessment results for council review. No formal funding decisions were taken at this meeting; staff said they will return with options and recommendations.
