Zoning commission recommends Mavis Tire outparcel at Military‑Belvedere shopping center

The Palm Beach County Zoning Commission voted to recommend approval of a development order amendment for a proposed Mavis Tire & Brakes on a 0.68‑acre outparcel inside the Military/Belvedere Shopping Center in West Palm Beach. Scott Bachman, representing the applicant, described a revised site plan that moves the building to front Military Trail, orients bay doors internally within the multiple‑use plan development and provides parking that meets county code. "Staff is recommending approval," Bachman told the commission.

The applicant said the parcel had been previously approved for a drive‑through car wash but was vacant for nearly a decade; the Westgate Community Redevelopment Agency provided a letter of support. Planning division staff confirmed a low residential land‑use count of roughly one dwelling equivalent for a separate parcel question raised during consent items. Commissioner (S10) moved to recommend approval and Commissioner (S1) seconded; the commission carried the motion by voice vote.

The commission’s recommendation advances the application to the Board of County Commissioners for final action. No substantive objections were raised at the hearing; commissioners noted disclosures were entered and none required recusal.
