Board approves removal of 30-foot screening plat note on Alpine View Estates Lot 4

Planning staff told the board the 1981 note was created before modern land-use regulations and that Title 21 now provides setback and vegetation protections (referencing AMC provisions for roadway landscape buffers). Tony Hoffman, representing the petitioner, said the change would reduce an effective 50-foot constraint to a 20-foot constructability allowance and that utilities are already in place. Board members including Patrick Jones and Brenda Mills voiced support, agreeing the current code provides necessary protections. The motion was moved by Patrick Jones and seconded by Brenda Mills and was approved on the record.
