Planning commission approves 192‑lot Arcadia Trails Phase 3 preliminary plat at 4600 Mercury Road

The Balch Springs Planning & Zoning Commission approved a preliminary plat for Arcadia Trails Phase 3 (application 006-2025), which would subdivide roughly 40.26 acres at 4600 Mercury Road into 192 single-family lots.

Staff presented the proposal, noting that Phase 1 had already constructed 154 lots and provided the city's local match for a traffic signal at Beltline and Mercury. "Staff does recommend approval of preliminary plat application 006Dash2025, subject parcel totaling 40.26 o acres located at 4600 Mercury Road," the staff presenter said. Staff described infrastructure already in place — box culverts, a dry detention pond and other drainage features — and explained that the developer will fund a right‑turn lane through an escrow agreement tied to Phase 3.

Commissioners asked no substantive follow-up questions; the public hearing was opened and closed with no speakers. Commissioner King moved to approve the preliminary plat and Commissioner Gardner seconded. The motion passed on a roll-call vote.
